Air Duct Cleaning FAQ — Houston, TX
Common questions from homeowners in Houston and the surrounding area. If your question isn't here, call us and we'll give you a straight answer.
Is there a real schedule for duct cleaning, or is that just an upsell?
Most Houston houses land somewhere in the three to five year range, and the reason is runtime. Our cooling season runs March through November, so a system here logs eight or nine months of near-continuous operation while a house up north sits idle half the year. Dust, drywall sanding grit, pet dander and insulation fiber all move through that airstream the whole time. If you have shedding dogs, bad allergies, a recent remodel, or you just bought a house and don't know its history, pull that interval shorter.

What does the process look like from the time the truck parks to the time you leave?
We start by opening the air handler and looking at the blower, coil and plenum. That tells us what's in the system before we touch anything. Then a negative-air machine gets hooked to the main trunk so everything we loosen gets pulled out of the house instead of blown into it. Each supply and return branch is worked individually with rotating brushes and compressed-air whips, registers come off and get washed, and the return drop and plenum get hand-cleaned. We finish at the blower compartment and show you the before and after on your phone or ours.

How much of my day does this take?
A standard single-story Houston home with one system usually runs three to four hours. Two-story tract homes from the 1980s through 2000s often have two systems and two attic runs, so plan on five to seven. Older bungalows inside the Loop can go either way, since retrofitted ductwork in a tight attic takes longer to reach than a clean 1960s ranch layout. We give you a time window when we see the house, not a vague promise.

Why do two houses on the same street get different numbers?
Vent count is the biggest driver, followed by how many air handlers are feeding them. A two-system two-story with eighteen supplies is more work than a one-system ranch with nine. Attic access matters a lot here too, since slab-on-grade construction puts nearly all the trunk line in a vented attic, and a low pitch with a pull-down ladder over a closet slows a crew down. Flex duct that's crushed, disconnected or sitting in attic insulation adds repair time, and heavy contamination on the coil or blower wheel is its own scope of work. We look at all of it first and tell you the number before anyone starts.

Do I need to clear out rooms, and how dirty does this get?
You don't need to empty anything. We'll ask you to slide a chair or a nightstand away from a register if it's blocking us, and we handle anything heavier ourselves. Drop cloths go down at the air handler and at every register we pull, and the negative-air machine keeps the debris in the duct and out of your living room. The vacuum hose runs out a door or window to the truck, so the dust leaves the house instead of settling on your furniture.

My air feels wrong and my dryer takes forever. Which problem is it?
They're separate systems, and the symptoms sort cleanly. A dryer vent issue shows up at the dryer: two cycles to dry one load, a hot laundry room, lint around the door seal, or a damp smell near the exterior hood. An HVAC duct issue shows up everywhere else: dust on registers within days of cleaning, uneven room temperatures, musty air when the blower kicks on, allergy symptoms that ease when you leave. If both are happening we'll check both while we're there. In Houston, a clogged dryer vent dumping moist air into a humid attic creates its own problem.

You find growth in my ductwork — then what?
We stop and show you, with photos, exactly where it is and how far it goes. Mold is the defining indoor air problem on the upper Texas Gulf Coast, not cold weather. With summer dew points in the 70s and Gulf moisture almost year-round, the usual culprits are a sweating plenum, a plugged condensate drain, or torn flex duct insulation sitting in attic humidity. Surface growth on sheet metal and at the coil we can clean and treat with an EPA-registered antimicrobial. Porous duct liner or flex that's genuinely colonized gets replaced, not sprayed, because spraying it wastes your money. If the scope is past what we do, we say so and point you to remediation.

Does a new filter go in when you're done?
Yes. Putting the old filter back into a system we just cleaned makes no sense, so we install a fresh one in the standard sizes we carry for Carrier, Trane, Lennox, Goodman, Rheem and American Standard equipment. If your return takes an odd size or a deep media cabinet, we'll tell you the exact dimensions and MERV rating to buy. We'll also point out whether your filter slot is leaking air around the frame, which is how unfiltered attic dust gets into a system you just paid to clean. With our runtime here, plan on checking the filter monthly through the cooling season.

Can somebody come out today?
Often, yes. We hold open slots each day for same-day calls, and mornings book out faster than afternoons. Tropical rain days shuffle the schedule because attic work slows when a crew is tracking water through a house, so calling early helps. Tell us your vent count, how many systems you have and whether it's one story or two, and we can usually give you a solid arrival window on the phone.

Where do you actually travel?
Houston and the surrounding communities across this flat coastal plain, roughly 50 miles inland from Galveston Bay and near sea level the whole way. That takes in the 1920s–40s bungalows inside the Loop, the big 1950s–70s ranch tracts through the inner suburbs, and the two-story subdivisions built from the 1980s onward farther out. We do a lot of work in neighborhoods rebuilt or remodeled after Harvey in 2017, where new ductwork went into older attics. Heavy clay gumbo soil shifts with our wet and dry cycles and pulls at duct connections over time, so we check joints and boots on every job regardless of the ZIP code.
