What furnace cleaning actually involves in a Houston attic

Power off at the switch, gas off at the valve. The burner door comes off first. Burners are pulled and brushed one at a time, then the tray is vacuumed. The heat exchanger gets looked at with light and mirror. Flame sensor scuffed with an abrasive pad. Inducer wheel, pressure switch tubing and flue connection are checked while the compartment is open.

Then the blower. In most attic splits the blower shares a cabinet with the evaporator coil. Caked wheel blades are a return-side symptom, not a furnace fault. One or two oversized hallway returns, a filter at the grille, and a leaky return box pulling 135°F attic air. That's where the dust comes from. The wheel usually has to come out to clean it right.

Heating seasons here are short. The unit sits idle while humidity works on it. We find rust at the plenum and drain pan, gypsum debris from remodels in the trunk, and insect or rodent leavings in attic runs. Drain line clearing and sealing boot and plenum joints belong in the same visit.

A cracked heat exchanger stops the job. Cleaning that unit is money spent on something getting replaced. We will tell you before the brushes come out.
